What exactly is home staging?

Walking into an empty space and trying to figure out where you couch should go, how to arrange your chairs and whether you can fit Aunt Martha's armoire into your space can be a challenge.

When furniture is already in place and you can see the possibilities, buyers are able to quickly understand the flow of a room and imagine the space. This is the magic of home staging, which integrates decorating with marketing to create an experience for home buyers. Home staging eliminates all the distractions from your home to feature the best of your home (the view... closet space... appliances).

Do I need to move out my home during the staging process?

During the staging day(s), we ask that you please vacate the property so we can quickly move from room to room and rearrange and set pieces as needed.  If there is construction in your plan, or you wish to redo your wood floors, it is highly recommended that you move out during this process as there will likely be a lot of noise and dust. Floors will also need a couple days to cure so staying off them is a good idea. 

What are your fees?

Your initial consultation is free of charge.  A contract will be presented to you in which the design hours will be estimated and scope of work will be outlined. This will include a moving fee for any items that are being loaned to you for staging (for instance, artwork, chairs, lamps, lights, and accessories). Hourly design fees are $60. A typical staging project will cost $2,000, 50% of the fees will be due at the time the contract is signed. Credit card processing is not available and all payments are due via Zelle or check.

Absolutely! The first step in our time together will be an initial consult - about 45 min. We will talk about what  changes you want in your home, what projects you are willing to have done (or take on yourself, such as painting and tiling) and what your budget is.  Putting together a Pinterest board is very usual so we can best understand your style.
